HOME STAGING DOS AND DON’TS








One of the simplest ways to add value to your home is to stage it. Staging makes your home appear bigger, cleaner, and better in pictures. Many sellers choose not to stage because of the cost or because they feel like it takes away the personality of their home. However, staging often pays for itself two or three-fold.

1.PULL FURNITURE AWAY FROM WALL

This is a little thing that can make your home feel warmer and welcoming (and easier to clean!). It also gives potential buyers a chance to check out the home’s walls.

2. ELIMINATE CLUTTER

Most people have a lot of stuff in their homes. Which is perfectly fine when you are living in your home. But when you are selling your home, the more stuff you can put in storage, the large your home will look. Think knick-knacks, extra furniture, pillows and towels, and anything that should be stashed away in a draw or closet. Many stagers will remove half of your stuff to stage your home.

3. RENT FURNITURE AND ART

If your furniture has had a lot of wear and tear and your wall’s are adorned with your kids’ artwork, consider renting furniture and art. Renting high-end furniture and art can make your home appear higher end, well-built, and more sophisticated. This is particularly important for homes with a value over $600,000. These homes attract buyers who have high expectations for homes.

4. USE NEUTRAL TONES

Although your young son may love a bright orange room, potential home buyers may not. Give any rooms with “unique” paint a quick makeover with neutral tones. Another design trick – if you want to create the illusion of more space, paint the walls the same color as your drapery. It will give you a seamless and sophisticated look.

5. ADD FRESH FLOWERS

Fresh flowers add warmth to the home as well as a splash of color. Head over to your local florist for flowers that will “wow” potential buyers. Or simply head out to your yard to bring some of the natural beauty into your home.

6. ADD MORE LIGHT

Dark homes look dreary and unwelcoming. Open up drapes and shade and let natural light beam in, and add more lamps to brighten up dark corners. The brighter your home, the more open it appears.

7. HIRE A PROFESSIONAL

Some people struggle with staging their home and should hire a professional. Professional stagers can add significant value to your home. Not sure how much you should spend? Aim for 0.5%-1% of your home’s value, and your realtor often has a few staging professionals they can recommend.
